Halfway down the hill is a house that comes with wisteria pre-installed. It's an interesting shape and has some interesting deign work going on and has a lovely front(ish) garden; I've been admiring it regularly every time I go by for years.

... and it's currently for sale.

From the start of the brochure:

Barnfields are proud to offer for sale this formidable semi-detached property built in 1927 by local builder Mr Hills. Hills Folly boasts a wealth of period features along with a modern twist offering five bedrooms, two reception rooms, a magnificent kitchen/breakfast room and conservatory.

It's hilariously out of budget and not suitable in any number of ways and we're not looking to move house...

... but we might just book a viewing anyway. I mean! Look at it.

I've looked at the floorplans and the pictures and I count four bedrooms not five. And some weird unparsable space full of wardrobes. Offer them 80% of the price for 80% of the advertised bedrooms?

I also don't see a second reception room.

I feel like asking, "What is a reception room?" but also like it's obvious from the name.

Obviously it ought to mean a room where you get good mobile and wifi signal.

“Second reception room” in the description is labeled as “dining room” in the floor plan (actually I don’t recall if it’s First or Second but it’s the other reception room in any case); fifth bedroom is the odd small unlabeled room that is half built-in-closet-space (containing things like ‘the water heater’ according to the description…) which I suppose might be possible to fit a bed into if you’re *desperate*…

Going by the photos, ‘reception room’ appears to be functionally equivalent to ‘living room’. Certainly sounds fancier though ;)

Public rooms, basically - where you'd have guests.

Offers in excess of *gibber*!

My sister was just trying to interest me in a 4 bed for literally under a fifth of the asking price of that one.

I was thinking that only in London could a semi be up for sale at nearly £1mn. Mind you, I think semis on our street are well over £600K now...

Ha, I'd not twigged it was a semi, but was mildly surprised how *cheap* such a substantial and period house was, for London (given I'm used to house prices in an affluent Cambridge village)

That kitchen is amazing. And the floorboards are gorgeous. I hope it finds its people.

I'm bemused by the "wealth of period features" when as far as I can see they've ripped most of those out to modernise. Where are the period fireplaces and coving/architraves etc? *G*

But yes - absolutely go for the viewing - sounds like fun!

It's lovely! Though listing that narrow room on the first floor as a bedroom seems foolish indeed.
